Getting Started

Interested in building or purchasing a Home? We invite you to visit one of our available Showcase Homes and/or our 3,000 square foot state-of-the-art Home Design Studio in order to familiarize yourself with our floor plans, structural options, and available enhancements. Here you will have the opportunity to meet with a New Home Consultant (NHC) to assess your needs and discuss why Cook Bros. Homes may be right for you.

Determine Budget & Review Financing Options

Your first meeting with a NHC includes discussions about your lifestyle, your budget & needs, and options for financing your new home. If you need financing, we can recommend a lender to assist you in obtaining a mortgage pre-approval letter.

Choose Your Path

Choose one of three paths that lead to your new Cook Bros. Home:


  1. Quick Move-In Home: Purchase one of our stunning Showcase Homes, featuring some of Cook Bros. Homes' signature Enhancements, including designer-inspired Interior/Exterior Finishes.
  2. Fast-Track Home: Choose one of our available Fast-Track Homes/Home Sites and personalize your home by selecting from one of our thoughtfully curated collections of Interior/Exterior Finishes & Enhancements, hand-selected by our professional designers.
  3.  Semi-Custom Home: Work one-on-one with our Design & Selections Coordinators (DSC) in our Home Design Studio to personalize the home of your dreams and select your own individual Interior/Exterior Finishes & Enhancements.


Select Your Floor Plan & Home Site

If you haven't already selected one of our floor plans, your NHC will help determine which available floor plan best matches your lifestyle, budget, and offers the features you desire. With your floor plan in mind, your NHC can help you select the right home site, in one of our communities.

Select Your Structural Options & Enhancements

Your NHC will help you select structural options & features you desire.

Receive & Review Investment Amount

After selecting your Floor Plan, Home Site, and Structural Options, you will receive your personalized Investment Amount from your NHC. This includes your selected Floor Plan and the Structural Options you have chosen. 

This is your opportunity to review your investment and decide whether to move forward or make additional changes. After this point, changes in the structural design cannot happen without altering the Investment Amount, so it is critical for you to be sure that the design and budget meet your personal goals. 

Completing Paperwork & Signing Agreements

Time to sign all of your paperwork, including Cook Bros. Homes Building Specifications, Floor Plans, Structural Options and your Purchase Agreement. The agreement will specify the payment schedule and the initial nonrefundable deposit will be asked for at this time. 

Your NHC will cover what to expect during the construction process, answer any outstanding questions/concerns you may have, and review protocols for communication going forward. 

Once all of your paperwork is completed and signed, your Design Selections Coordinator will contact you to schedule your Home Design Studio appointment (typically within 72 hours of signing your purchase agreement).

Complete Design Studio Sessions / Select Colors & Finishes

You’ll meet with your Selections Coordinator in our state-of-the-art Design Studio – 3,000 square feet of hand-selected products, features & finishes in one convenient location. You’ll make all of your interior design selections, including cabinets, countertops, plumbing, lighting, flooring, paint colors, and any other details that contribute to the overall aesthetic of your new home.

Pre-Construction

In preparation for construction, our Pre-Constrcution Specialist, Design & Selections Coordinator, and Project Superintendent meet to discuss the specifics of your project, ensuring everyone is on the same page.

Architectural Committee Submittals & Permitting

The nest step is to submit your building permit package and constrcution drawings to receive your building permit.

Breaking Ground

Your Project Superintendent will release the Job Start Package to our Perferred Trade Partners, commencing construction & scheduling, and releasing the orders for materials.

Construction Completion & Home Orientation

Your Project Superintendent will release the Job Start Package to our Perferred Trade Partners, commencing construction & scheduling, and releasing the orders for materials.

Closing

At closing, you’ll receive a listing of all finish materials used in your home, all executed paperwork between both parties, contacts for post-construction needs, and a thorough Residential Construction Performance Guidelines handbook to reference during the warranty period. Oh, and we’ll hand over the keys, of course!
